JOB SUMMARY

Under the direction of the Director of Facilities Maintenance, the Electrical Foreman performs reactive repairs and preventive maintenance to high and low voltage electrical systems, lighting fixtures, equipment and related electro-mechanical systems. They are responsible for installation and repair of the fire alarm systems, clock systems and provides support for campus events and projects.

The Electrical Foreman is responsible the management and effective functioning of bargaining unit electricians. This includes prioritizing and scheduling work assignments, inspecting work for quality and completion. Provides guidance and technical assistance appropriate to trade and task. Conducts employee performance appraisals.

Schedules routine and emergency electrical repairs and manages a preventive maintenance program. Coordinates the purchase and inventory of shop materials for repair parts, supplies, tools and equipment. Manages the Electrical shop's operating budget and assist with capital budget development.

Manages service agreements with supporting contractors and outsourced service providers such as electrical contractors, emergency generator maintenance and repair, and fire alarm systems and automatic door operators.

Assist in the development and updates of the University standards and guidelines for future project planning, design, construction and maintenance activities to insure best practices are employed. Acts as a resource for troubleshooting existing electrical infrastructure and equipment, and the review of construction drawings and specifications, electrical diagrams, and single-lines for new electrical installations.

Collaborates with other Facilities Management trade shops and project managers. Works with architects, engineers, contractors, and building occupants and users.

Must be able to respond to emergency calls at any hour of the day or night. Must be able to work outside the normal shift hours on an emergency basis.

This position is in a collective bargaining unit, represented by IBEW local 110 of St. Paul, MN. This is an emergency essential position and must report to work as scheduled when the University is closed due to severe weather or other emergencies.

ESSENTIAL FUNCTIONS

1. Maintenance, installation and repair of residential and commercial electrical power systems. Electrical power systems consist of high and low voltage distribution connected equipment; including but not limited to, switchgear, transformers, motors and variable speed drives.

2. Management of bargaining unit electricians. Prioritizing and scheduling work assignments, inspecting work for quality and completion. Provides guidance and technical assistance. Conducts employee performance appraisals. Schedules routine and emergency electrical repairs and manages a preventive maintenance program. Coordinates the purchase and inventory of shop materials for repair parts, supplies, tools and equipment.

3. Installation and repair of residential and commercial light fixtures and lighting system controls, both interior and exterior. Lighting systems consist of high and low voltage distribution and connected equipment; including but not limited to the Nexlight lighting control system, lamps, ballast, exit lights and emergency egress lighting.

4. Installation, maintenance and repair of the building fire alarm systems including smoke detectors, heat detectors, pull stations, strobes and fire alarm panels. Maintenance, repair and testing of emergency generators and associated electrical gear (i.e. transfer switches, invertors).

5. Work with mechanical maintenance staff to trouble-shoot and repair HVAC equipment including motors, electric and electronic controls for boilers, heating systems, cooling systems, kitchen equipment, athletic equipment and other campus equipment.

6. Perform location surveys of all University owned utilities.

7. Provide electrical support for all University events, activities and projects.

8. Contributes to the overall success of the Facilities Maintenance Department by performing other essential duties and responsibilities as assigned.


QUALIFICATIONS

Minimum Qualifications:

  • High school diploma or the equivalent (e.g., GED, etc.)
  • Graduated from a two year electrical apprenticeship program
  • Work experience to include a minimum of five (5) years of experience in the field of commercial electrical construction, where at least two (2) years of experience has been in the field of service electrical work, and a minimum of three (3) years of experience supervising or managing technical staff in an operations, maintenance, or construction capacity
  • Must hold and maintain:
    • A valid state of Minnesota Master Electrician license
    • Have a valid Minnesota Commercial Driver Class B license with an acceptable driving record
    • Be able to pass the DOT physical qualifications and obtain a valid medical card
  • Must be able to respond to emergency calls at any hour of the day or night. Must be able to work outside the normal shift hours on an emergency basis.

Per the agreement with IBEW local 110 of St. Paul, MN, the rate of pay for this position is $43.89 an hour.

Physical Requirements

Must possess a high degree of manual dexterity, and must be able to walk, climb ladders and steep narrow stairs, crouch, bend, stoop and in some instances crawl in utility tunnels. Must have a full range of motion in their arms and shoulders and have the ability to reach and perform overhead work. Must be able to frequently lift and carry tools and equipment weighing up to 25 lbs. and occasionally lift items up to 75 lbs. Must have good distance and near vision (may use corrective lenses) and full color vision. Work will be performed in a variety of settings including repair shops, laboratories, offices, classrooms, gymnasiums and auditoriums, tunnels, utility vaults, mechanical rooms and attics. Work may also be performed outdoors in hot summer or cold winter conditions. The employee should be comfortable working both at heights and in tight spaces.
