TITLE: Facilities Maintenance Coordinator
IMMEDIATE SUPERVISOR: Executive Facilities Maintenance Manager
GENERAL SUMMARY: Assist in the supervision of the maintenance and janitorial department personnel.
PRINCIPLE DUTIES & RESPONSIBILITIES:
Effectively manage to ensure proper adherence by staff to policies and procedures.
Maintain shop inventory to GICWs standards.
Maintain a positive and professional relationship with all employees.
Foster and demonstrate a positive team environment.
Provide excellent customer service to all internal and external customers.
Must demonstrate willingness and ability to adhere to all GICWs policies and procedures, CARF standards, Kaizen guidelines, safety and security regulations.
Ensure that Goodwill Industries of the Columbia Willamette (GICW) is in compliance with all state and federal regulations regarding the safety of staff, machinery, tools and equipment.
Plan and supervise special building and repair projects as necessary.
Comply with safety standards within work areas, including regular inspections, housekeeping, maintenance, repair, accident reporting, and investigation.
Ensure the upkeep of all machinery, buildings, and landscaping for all facilities.
Coordinate and prioritize the store maintenance service requests.
Develop GICW maintenance personnel daily work plan.
Schedule and coordinate GICW maintenance technicians and contractors to maximize cost-effective use of resources.
Assist in the development of measures to minimize facility maintenance expenses.
Manage contractors for quality and timely completion of scheduled repairs.
Acquire parts for facility repairs and maintain parts inventory.
Process invoices for accounts payable daily.
Must be available to take after hours emergency calls and emails to coordinate emergency maintenance service requests.
Maintain GICWs vehicle standards of safety, cleanliness, and repair.
Participates in hiring, training, and evaluating employees in a thorough, organized, and timely manner.
Ensure that all performance evaluations are conducted accurately and administered on time.
Responsible for timely intervention, discipline, and appropriate documentation for all assigned employees.
Verify and maintain time and attendance records within ADI system for assigned employees.
Perform miscellaneous duties, as assigned.
Must be 18 years or older.
High school graduate or GED.
Five years experience in facilities management of a major multi-location organization with technical training in engineering.
Working knowledge in carpentry, metal work, plumbing, electrical work, cement work, landscaping, roofing, painting as well as the principles of boiler, air conditioning, heating and floor coverings.
Must possess a valid drivers license which reflects a driving record that meets GICW standards.
Must provide own transportation as required.
Must maintain consistent, predictable, and satisfactory attendance and punctuality as scheduled.
Must be able to demonstrate upon request functional literacy and numeric proficiency.
Must have command of the English language sufficient to communicate verbally with the general public.
Must not present a significant current risk of substantial harm to self or others in the performance of the essential duties of the job that cannot be eliminated or reduced by reasonable accommodation.

POSITIONS SUPERVISED: Facilities Maintenance Technician and Lead Facilities Maintenance Technician
Work is primarily performed in an office setting with occasional travel into the field.
Rare exposure to welding by-products and hazardous chemicals.
Occasional driving of company vehicles.
Occasional weekend telephone consultation required.
Moderate adaptability required. Work environment occasionally hectic (fast paced) with irregular short deadlines and a limited number of critical or unusual situations.
